Scope
"FCCA seeks a replacement of our rooftop Air Conditioning units: one (1) larger 50-ton unit, and two (2) smaller 3-ton units. These units, necessary to the comfort of the public during summer months, are approximately 20 years old, and have experienced frequent malfunctions over the last several years.

The interior renovations of Flushing Town Hall, a city funded-capital project substantially completed in 2014 (850 PV 467THEA), replaced all of the other AC units at the Flushing Town Hall facility, and installed a new Building Management System for all of our HVAC units. However, there was not enough funding in that project to replace these final 3 rooftop units, which waited until more funding was secured.

Scope:
1. Recover refrigerant from all 3 units as per EPA laws.
2. Disconnect all wiring and ductwork for 3 units, including condensate drain piping.
3. Remove 3 old units from roof and dispose of same (in coordination with Flushing Town Hall due to rentals of parking lot adjacent to roof).
4. Replace roofing under all old units (entire roofing areas on which units sit); Seal any leakage areas before placing new roof.
5. Rig new adapter curbs to roof and set in place, secure same.
6. Install 3 new units on roof (in coordination with Flushing Town Hall due to rentals of parking lot adjacent to roof).
7. Furnish and install new condensate drain piping.
8. Reconnect electric power and control wires to new units.
9. Furnish and install new electric heaters.
10. Furnish and install new adapter ductwork. Seal and weather proof same.
11. Connect new units to existing BMS system in building (BMS system should be updated and programmed into the existing system, also any controls and sensors should be replaced).
12. Provide startup and commissioning for all units, including any troubleshooting of operations with BMS system.
13. Fire Alarm panel should be checked that its compatible with any new equipment and replaced if it is not.
14. We request that this work is done in early Fall after the cooling season."

Scope
The Children’s Adventure Garden Renovation Project will renovate and upgrade two building interiors and exteriors, increase energy efficiency with new mechanical equipment, increase accessibility, and construct a new family restroom. In addition, the project renovates the experiential learning outdoor/garden spaces for children, school groups and families.

The Children’s Adventure Garden (CAG) is a 9-acre garden site within The New York Botanical Garden (NYBG), first opened in 1998, composed of two multipurpose buildings, a ticket booth, and seventeen outdoor spaces, or galleries, accessed from a linear central spine asphalt pathway.

The CAG Renovation Project work will generally include the follow scope:
• Renovation of two building interiors;
• Renovation of two building exteriors;
• Increase building energy efficiency;
• Increase building accessibility;
• Construction of a new family restroom;
• Construction of new outdoor learning spaces for children, including; the renovation of seventeen garden galleries, construction of a new entry arbor structure and construction of a new ‘Treetop Canopy Walk’ exhibit – a wood structure of elevated walks in the trees.
• Fabrication and installation of interpretive signage that will facilitate a self-guided experience.

Scope
The project is a restoration and upgrade of century old brick facades and areas of masonry roofs, of 1950s brick and aluminum curtain wall stair towers, and of 1980s precast concrete facades. Work includes extensive brick repointing at facades, limestone repointing at dome and ziggurats, removal and replacement of spalled and cracked standard and glazed brick, removal and selective replacement of wood windows, removal and complete replacement of aluminum curtain wall system, extensive joint sealant replacement and joint redesign at precast concrete facades, stabilization and restoration of deteriorated exposed structural steel and its concrete encasement, and removal and reconstruction of areas of stucco finish.

A Schematic Design/Design Development level report including survey of existing conditions and proposed restoration work as submitted to the Museum by Architectural Preservation Studio in 2016 are attached. Text, photographic backup, and drawings are all included in the report.

REVISED PI SUBMISSION February 13, 2020:
In March of 2019, DDC produced an FEP Report with a cost estimate and Strategy Board conclusions that indicated the proposed scope of envelope renovation was underfunded. In July of 2019, the Brooklyn Museum was allocated additional capital funding to renovate a Brooklyn Museum chosen scope of envelope work. Below is the proposed scope of envelope work and a revised cost estimate based on the previous DDC FEP estimate:

The purpose of this project is the complete restoration and thermal upgrading of the entire roof system at the Staten Island Museum. The work includes the removal of all existing slates and associated flashings and the installation of new to match original. Included in this roof work is the selective reconstruction of portions of the existing flat arch brick lintels. This work shall include the replacement of all severely deteriorated steel loose lintels with new galvanized steel lintels and the selective reconstruction of portions of the brick masonry.
