Façade restoration / roof repair:

The scope of work includes: Rebuilding the masonry parapets and installing through-wall flashing (Level 4); Repairing of roof membrane at parapet work; Brick re-pointing / replacement as required on Park Avenue façade and corner towers; Cleaning the full Park Avenue façade; Removing and replacing the copper mansard roof (Level 4); Installing new gutters and leaders in the head house; Installing a new fourth floor slab to create a level ADA accessible floor for the future homeless shelter; Repairing /removal of iron window guards; Restoring the fence on Park Avenue and Side Streets; Installing exterior landscape and façade lighting; and Installing new hot water heating in the fourth floor and fifth floor.

Relocation of Women's shelter within the Armory and initial fit-out:

This project calls for the removal and protection of existing historic features to be preserved and reused, the demolition of existing construction and removal of existing fixtures and equipment in demised area, the construction of new sleeping quarters, restrooms, showers, staff facilities and resident support facilities for 80 to 100 women, and the incorporation per approval of the New York State Historic Preservation Office of historic elements into the new facility.

The scope of work includes a new HVAC system throughout the facility; new upgraded electrical service sufficient to support the facility, including new electrical distribution panels from building’s electrical risers; new lighting and belly tank to provide emergency power for: emergency lighting, elevator emergency power, fire pumps and other code-required equipment; smoke and fire detection devices to tie into building’s fire alarm system; new restrooms and shower rooms per requirements for facility occupancy to tie into building’s risers; new secondary water service from street per code and new fire pumps to meet the requirements of new sprinkler system, including new riser(s); as well as full sprinklers throughout facility per DOB requirements.

This project is a necessary phase of construction in the sequence of work to accomplish the Park Avenue Armory’s full renovation as envisioned in our Master Plan. Today the homeless shelter occupies a portion of the 3rd floor and the entire 5th floor. It is the joint desire of the NYC Department of Homeless Services (DHS) and the Park Avenue Armory to consolidate the shelter in a newly renovated space on the 4th floor. For DHS and the residents, the current shelter on separate floors is inefficient (requiring additional staff), non-code compliant and non-ADA accessible. For the Armory, the shelter’s relocation stands in the way of completing the Administration Building renovation and its full activation as a arts center.

Scope
The base scope of work includes the General Construction, Plumbing, HVAC, Fire protection and Electrical work to rehabilitate the Nuyorican Poet’s Café facility. The building is a turn-of-the-century tenement building consisting of a cellar and four above-grade stories, plus a mezzanine. NPC is only able to utilize the cellar, 1st and mezzanine spaces. The cellar houses the offices and support spaces for the Café’s performance space, as well as the facilities mechanical equipment, dressing rooms and toilets. The performance space occupies the first floor and a mezzanine level. The second, third, and fourth floors are currently being used for storage. Much of the building lacks code compliance and ADA accessibility, in addition to being in poor condition due to years of wear and tear. The base scope of work includes renovation of all interior spaces, with new finishes, power, and lighting to accommodate three flexible classroom/rehearsal spaces, additional staff office space and an additional publicly-accessible performance space. The cellar, ground floor and mezzanine will also be included in the renovation and be investigated for possible re-configuration. The scope includes a new elevator for ADA accessibility, and life safety system requirements such as the Fire Alarm system and a security system. It also includes an upgrade to all Mechanical, Plumbing and Electrical systems. The exterior work includes new roof, building envelope (masonry) rehabilitation to address water infiltration, a new ADA ramp for public access from the sidewalk level into the facility, fire exit stairs and other necessary work.

Scope
Project includes masonry reconstruction of severe delamination and widespread emergent cracking of white cementitious coating on the window surrounds, and spalling brownstone substrate on the west facing (approx. 45 feet long) and south facing (140 feet long) facades. Also observed are cracked brick masonry, deteriorated joint sealant, dislodged window panning and efflorescence.

Scope consists of:
• Remove and replace all jamb stones with natural limestone or cast stone units following the present toothed pattern on the south and west facades
• Remove and replace all cornices and architectural bands with natural limestone or cast stone units following the existing exterior profiles on the south and west facades
• Address corroded steel lintels
• Replace west portico slate tile roof
• Address joint sealant failures

The scope of work consists of providing all necessary construction management, design, and
r.onstruction services required to perform ail phases of the project: Surveying, tank testing,
investigation, design, construction, and construction management for the closure, removal, upgrade,
or replacement of petroieum product storage tanks at various City owned sites. This work must
comply with all local, state, nnd federal laws nnd regulations governing tanks and associated work.

The general scope of work for tank replacement includes:
