Project Description
The proposal involves an application by HPD, on behalf of the project sponsor, 1 Flushing MM LLC, for several discretionary actions including the disposition of City-owned property and designation/approval of an Urban Development Action Area Project (UDAAP), zoning map and text amendments, Mayoral zoning overrides, and special permits. The Proposed Actions would facilitate the development of a mixed-use affordable housing development in the Downtown Flushing neighborhood of Queens, Community District 7. The Project Site is located at 133-45 41st Avenue and is comprised of two City-owned tax lots (Block 5037, Lots 64 and 65), generally bounded by Main Street to the east, College Point Boulevard to the west, 41st Avenue to the south, and the Long Island Railroad (LIRR) Flushing station to the north. Under the Proposed Actions, the Project Site would be redeveloped with a new, ten-story mixed-use building (the Proposed Project) containing approximately 232 dwelling units (including 66 affordable senior housing units, 165 affordable family units, and one building superintendent unit), approximately 28,867 gross square feet (gsf) of local retail space, approximately 11,780 gsf of community facility space, and approximately 19,000 square feet of accessory open space for building residents on the second floor terrace and roof level. In addition, the Proposed Project would include an approximately 229-space below-grade public parking garage accessed from 41st Avenue. Construction of the Proposed Project is expected to begin in mid-2016 with all components complete and fully operational by mid-2018. The Proposed Project would be developed through funding provided by HPDs Mix and Match Mixed-Income Program.
