Project Description
The Metropolitan Life Insurance Company and Brause Realty are proposing an amendment to the 2.oning map to change from an Ml-5/R7-3 zoning district to an Ml-5/R9 district within the Special Long Island City Mixed Use District, property located 41-21 27th Street (Block 416, Lots 19, 21, an p/o I 0) and a zoning text amendment to change the boundary between Area B and Area C of the Queens Plaza Subdistrict of the Special Long Island City Mixed Use District in Queens, Community District I. The action will facilitate the construction of a new 16-story building containing approximately 309,438 square feet of gross floor area (275,105 square feet of zoning floor area). The proposed development site (Block 416, Lots 19, 21, an p/o 10) is currently developed with three small buildings, ranging from one-to-three stories in height, which will be demolished to facilitate construction, and is adjacent to the 'Brewster Building' (Block 416, Lot 10), a seven-story former manufacturing building which has been renovated for use as offices and has been identified as a potential historic resource. The proposed building would be connected to the Brewster Building at each floor, through the removal of a portion of its rear wall. A portion of the Brewster Building is also located within the area of the proposed rezoning.
